Primary Goal:
The main objective of this project was to improve the visual appeal, functionality, and marketability of a decades-old apartment complex that was facing significant aesthetic and structural challenges. The property was bordered by an unsightly 40-year-old mobile home park on one side, and a school on the opposite side, both separated by dilapidated privacy fences in need of major repair. Additionally, the front of the property featured an outdated storefront that obscured visibility, making it difficult for passersby to realize there was a residential community behind it.
Key Issues:
- Fencing: The privacy fences were patchworked with repairs, creating a haphazard appearance. The school-side fence had blown down in several sections, adding to the visual disrepair.
- Pools and Surrounding Areas: The complex had two pools, both reflecting the age of the property. The decks surrounding the pools were outdated, with raised coping that created tripping hazards, limited space for lounging, and an overall uninviting atmosphere for residents.
- Stairwell Corridors and Planters: The corridors between buildings, housing stairwells, also had built-in planters underneath them, which had become impractical and added to the aged look of the property.
- Back Acreage: At the rear of the property, there were approximately 2 acres of land that had once been a borrow pit used for sand during construction. Over time, this area had become overgrown with dense, volunteer trees, rendering it unusable and creating an eyesore for the community.
This project required a full-scale renovation to rejuvenate the complex, improve privacy and aesthetics, enhance pool and outdoor spaces, and reclaim the unused land at the back of the property for future development or resident use.
Project Location
This apartment complex was located in Mary Esther, Florida, along Highway 98, which runs through the Florida Panhandle along the coast. The environment is a coastal region, characterized by warm, humid conditions, with frequent exposure to salt air and occasional tropical storms or hurricanes. This location posed unique challenges for maintaining structures, landscaping, and outdoor amenities due to the environmental wear and tear caused by the coastal climate.
Scope of Work
The goal of this project was to transform the aging apartment complex into a modern, appealing property that would stand out in the Mary Esther area. The renovation included:
1. Privacy Fence Replacement:
- Removed the old, damaged privacy fences on both sides of the property.
- Installed brand-new, uniform privacy fencing to enhance security and visual appeal, creating a clean and cohesive border between the complex and the neighboring mobile home park and school.
2. Frontage Enhancement:
- Updated the outdated storefront at the front of the property, making it more visible and inviting from the road.
- Added signage and landscape features to better advertise the complex and create a welcoming entrance for both residents and visitors.
3. Pool Area Renovation:
- Completely resurfaced the pool decks, eliminating the raised coping and creating a smooth, level surface for ease of access to the water.
- Increased the available space around the pools to allow for more lounge chairs and seating, transforming the pools into attractive leisure spaces for residents.
- Updated the poolside areas with modern design elements, enhancing the overall aesthetic and functionality.
4. Stairwell Corridors and Planters:
- Removed the impractical planters beneath the stairwells and replaced them with more functional and visually appealing elements, creating a clean and open space for resident movement.
5. Back Acreage Reclamation:
- Cleared the overgrown 2-acre area at the back of the property that had been previously used as a borrow pit.
- Removed the dense, volunteer trees to open up the space for future development or recreational use, turning what was once an eyesore into a potential asset for the complex.

The previously overgrown 2-acre area was cleared and transformed into a recreational space, including:
- A fitness trail that winds through the area, offering residents a scenic and active outdoor experience.
- A Pickleball court to encourage outdoor sports and social interaction.
- A small green space designed for casual soccer games and other outdoor activities, adding versatility to the space.
- A bark park for residents with pets, providing a dedicated, fenced-in area for dogs to play safely.
- A modern playground area to cater to families, enhancing the property's appeal for residents with children.
7. Front Green Space Enhancement:
- The green space at the front of the property was revitalized with lush landscaping, incorporating vibrant plantings and visually striking designs to improve curb appeal.
- Water features were added to create a serene and inviting atmosphere at the entrance of the complex.
- Kinesthetic wind sculptures were installed to provide dynamic visual interest, with their movement bringing an artistic and modern touch to the landscape.
This extensive scope of work not only modernized the property but also introduced new recreational opportunities and enhanced aesthetics, ensuring the apartment complex would attract new residents and improve the quality of life for current tenants.
Design Inspiration
The primary inspiration for the design of this landscape stemmed from the property's significant challenges and its lack of presence along Highway 98, a major east-west corridor in this part of Florida. The vision focused on transforming a neglected, outdated apartment complex into a modern, inviting community while addressing the following critical issues:
1. Highway Visibility and Aesthetic Appeal:
The complex was nearly invisible from the highway due to the outdated storefront and lack of landscaping, so the design aimed to create a strong, welcoming presence along the 500-foot frontage. The lush landscaping, enhanced with water features and kinesthetic wind sculptures, served to draw attention to the complex, making it more attractive to potential tenants and passersby.
2. Privacy and Screening:
One of the most pressing issues was the unsightly view of the 40-year-old mobile home park next door and the dilapidated fence separating the property from the school on the opposite side. The vision for this aspect was to install an 8-foot panel fence along the mobile home park boundary, which required the construction of a retaining wall to elevate the fence for additional privacy. The old school-side fence was also replaced, ensuring that the entire perimeter was aesthetically pleasing and functional.
3. Modernization of Pools and Surrounding Areas:
The existing pools were a focal point of the property but were outdated and lacked functionality. The inspiration here was to modernize both pool areas by raising the decks, providing a one-step entry, and updating the overall design to offer a more inviting, contemporary look. Additionally, the redesigned underground pool house was redesigned to complement the new aesthetics and create a unified look.
4. Connectivity and Foot Traffic Management:
With worn trails cutting across lawn areas due to the poorly laid-out sidewalks, the design aimed to reconnect the buildings with new, functional walkways that would direct foot traffic properly while enhancing the overall flow and usability of the landscape. This not only improved accessibility but also helped preserve the green spaces and prevent future wear and tear on the lawns.
5. Recreation and Resident Engagement:
The absence of on-site recreation was another key factor driving the design. The vision included creating a recreational hub for both residents and their pets. By reclaiming the back acreage, the design introduced a fitness trail, Pickleball court, small soccer field, bark park, and modern playground, ensuring that residents of all ages, including pet owners, had spaces tailored to their needs.
The overall inspiration for the design was to solve the property's aesthetic, privacy, and functional problems while creating a vibrant, engaging environment where residents could feel connected, active, and proud of their community.

This solution solved both privacy and structural challenges posed by the neighboring property.
3. Modernized Pool Areas:
- Both pools underwent a complete transformation, including raising the pool decks for one-step entry, eliminating outdated coping, and maximizing lounging areas. This update gave the pools a sleek, modern appearance while improving functionality for residents. The redesigned underground pool house added another level of visual appeal to the poolside experience.

- The reclaimed 2-acre back area was converted into a versatile recreational space that included a fitness trail, Pickleball court, a soccer green, and a modern playground. - The stone veneer added a natural, upscale texture to several areas, while brick was used in key architectural features to bring a classic, enduring quality to the design.
4. Pottery and Artificial Plants:
- Pottery was used as decorative elements, strategically placed to add interest and style to the landscape. Artificial plants were used in some areas where low maintenance was desired.
5. Pickleball Court and Outdoor Exercise Trail:
- Constructed using sports-grade materials to ensure durability and a smooth playing surface for both the Pickleball court and the fitness trail.
6. Kinetic Wind Sculptures:
- These sculptures were installed as artistic elements, providing movement and visual interest, making them a standout feature in the landscaping.
7. Medjool Palm Trees:
- Numerous Medjool palm trees were planted to create a lush, tropical atmosphere, adding height and structure to the landscape while enhancing the overall aesthetic.
