Project Overview
The primary objective of this project was to revitalize a family-owned apartment complex that had been neglected for over 30 years. Located just three blocks from the University of Florida, the complex had gained a reputation as a party destination, with residents taking a do-it-yourself approach to landscaping outside their apartments. Despite its prime location and a beautiful pond at the center of the property, the complex lacked any cohesive visual appeal, especially along the main road leading into the city. Even the office had makeshift Florida Gators signs nailed to its exterior, further emphasizing the disjointed and informal feel of the space. Our goal was to transform the property into a visually striking, cohesive environment that would attract residents and visitors alike, while respecting the site's natural features and unique history.
Project Location
This project was located in Gainesville, Florida, just three city blocks from the University of Florida. The environment was a bustling college town, with a mix of student and residential housing, and a strong connection to the university community. The complex's location made it a prime spot for student living, though its neglected state had left it underutilized compared to its potential.
Scope of Work
The project involved a comprehensive overhaul of the landscape and structural elements to enhance the property's appeal and functionality. Key elements of the scope included:
- Highway Signage & Grading: Rebuilt and improved highway signage, adjusting grading with soil to create a smooth and visually appealing transition from the highway into the property.
- Paver Walkways: New paver walkways were constructed, leading to the newly remodeled office, creating a cohesive and welcoming entryway for both residents and visitors.
- Pool Area Renovation: The existing pool was completely remodeled with new pavers and coping, refreshing its appearance and functionality.
- Artwork & Sculptures: Installed a series of artwork sculptures, adding visual interest and a sense of identity.
- Water Feature Installation: A new water fountain was installed in the center of the existing pond, serving as a focal point and enhancing the property's ambiance.
- Landscape Improvements: Revitalized the landscape with new plants and trees, including pine trees, to enhance the natural beauty and greenery of the space.
Design Inspiration
We needed to create a smooth transition from the main highway into the property, which required extending the sidewalks toward our buildings and grading the soil for a seamless entry. Since the property lacked proper signage, we decided to incorporate signage along with a water feature to enhance the landscape. The landscape had naturally evolved over the years, and we wanted to bring cohesion to its design. We also aimed to distinguish the new office area with attractive landscaping and additional water features.
Highlight Features
This project included several standout features that brought a modern and cohesive look to the property:
- Water Features & Fountain: A new water fountain was installed at the center of the pond, enhancing the property's serene atmosphere. Additional water features were integrated into the road signage and office area, creating a welcoming and dynamic entryway for residents and visitors.
- Modern Pool Deck & Shade Loft: A redesigned pool area featuring a modern deck with new pavers and a shade loft, providing a stylish and comfortable outdoor space.
- Art Sculptures for Cohesion: Art statues were placed along the boulevard, ensuring a consistent and unified design throughout the property.
- New Signage: Upgraded signage, complemented by water features, enhanced the property's visibility and aesthetic appeal along the main road.
Materials Used
The project utilized a variety of materials to create both hardscape and landscape features, including:
- Water Features: Incorporated into fountains and features throughout the property, including at the signage and office areas.
- Segmented Wall Block: Used for retaining walls and landscape transitions, providing both structure and visual appeal.
- Pavers & Concrete: Installed to create new walkways, the modern pool deck, and other hardscape areas, offering durability and a polished look.
- Art & Statues: Sculptures and artwork were strategically placed to enhance cohesion and add unique, creative elements.
- Fountains: Central water fountain and smaller fountains were used as focal points to elevate the ambiance and design.
Outcome
The completed landscape transformation revitalized the entire property, turning it from a neglected complex into a visually cohesive and inviting space. Modern water features, sculptures, and upgraded signage gave the property a striking presence along the main road, helping it shed its former reputation as a party spot. The new pool deck and shade loft created an appealing outdoor space for residents, enhancing their quality of life and encouraging community interaction. The project successfully increased the property’s curb appeal, attracted new residents, and aligned the design with the vibrant, modern atmosphere of the surrounding city and university.
